Most property-management software starts by serving you and slowly shifts to extracting from you: surprise fees, per-payment charges, data you cannot get back out. We have written down the opposite, in public, so you can hold us to it.

Pricing you can read on the website

Every price is public: no "contact sales," no hidden tiers. What you see is what you pay, for unlimited users, tenants and texts.

Your price is locked

We will not raise your rate out from under you. If pricing ever changes, you get 90 days' notice and the option to keep the price you signed up on.

No surprise fees. Ever.

One flat monthly rate. We never charge per payment, per text, per API call, or per anything else. If it is in the product, it is already in your plan.

Your data is yours

Export everything, anytime, in standard formats: one click, no fees, open API. We make leaving easy so we have to earn your business every single day.

We stay simple on purpose

We build a few things and make them excellent. If we are not best-in-class at something, we partner or skip it. We do not bloat the product, or your bill.

We make more money when you grow, not when you are stuck. If you leave, we will ask why and fix it. Your satisfaction outranks our quarterly numbers.

A public roadmap, an open feedback channel, and a straight answer, including the why when we say no. No strategy hidden behind closed doors.

We are building toward a profitable, independent business, not growth at all costs. No outside pressure will turn us into a company that nickel-and-dimes you.

A trade we make on purpose

We could charge five cents a text. We don't.

Texting is bundled into your flat rate, not metered. A tenant should never hesitate to report a leak because it costs their manager money, and our success is your text volume growing, not shrinking. Bundling it costs us real money every month. It also keeps our incentives pointed in exactly the same direction as yours. When convenience for you and revenue for us disagree, we will tell you the trade-off out loud, and we will usually pick you.

The red flags we watch for, in ourselves

These are the signs that we would be drifting from serving you to extracting from you. We wrote them down so you can call it out if you ever see one.

  • Surprise fees or per-payment charges creeping in
  • Basic features moved behind a higher, pricier tier
  • Data export getting harder, or contracts getting longer and mandatory
  • Building things nobody asked for instead of fixing what matters
  • Talking about "locking customers in" instead of earning them
