Terms of Service

These terms govern use of PropFlow, the property-management platform operated by PropFlow ("we", "us"). By creating an account or using PropFlow you agree to these terms. If you use PropFlow on behalf of a company, you agree on that company's behalf.

1. The service

PropFlow provides software for managing properties, units, leases, reservations, maintenance, messaging, payments and reporting. Property-management companies, student-housing operators and short-term-rental operators (each an "Organization") are our customers; residents, guests, owners and vendors access portals at the invitation of their Organization.

2. Accounts

You are responsible for the accuracy of the information you provide, for keeping your credentials confidential, and for activity under your account. Notify us promptly of any unauthorized use.

3. Plans, trials and fees

Paid plans, trial periods and platform fees are described on our pricing page. Payments are processed by our PCI-compliant payment processor. We may change pricing with reasonable advance notice; changes apply from your next billing period.

4. Your data

Organizations own the records they enter. We process them only to provide the service, as described in our Privacy Policy. Each Organization's data is isolated from every other Organization.

5. Acceptable use

Do not use PropFlow to break the law, infringe others' rights, send spam or unsolicited messages, or probe or disrupt the service. Organizations that send text messages through PropFlow must have recipient consent and comply with applicable messaging laws, including the TCPA.

6. Text messaging program (PropFlow Property Notifications)

PropFlow Property Notifications sends service messages related to your tenancy or stay, such as maintenance request updates, rent payment reminders and receipts, community announcements and account notifications.

  • Consent: you opt in through an optional, unchecked-by-default setting in your resident portal (Notifications), or another standalone consent form. Opting in is voluntary and never required to rent a property, sign a lease, or use PropFlow, and you can opt out at any time.
  • Message frequency varies based on account activity.
  • Message and data rates may apply.
  • Opt out at any time by replying STOP to any message. After opting out you will receive one final confirmation message. Reply START to resubscribe.
  • For help, reply HELP or contact support.
  • Carriers are not liable for delayed or undelivered messages.

7. Third-party services

Optional integrations (for example payment, accounting or messaging providers) are governed by those providers' own terms. We are not responsible for third-party services.

8. Disclaimers and limitation of liability

PropFlow is provided "as is" without warranties of any kind. To the maximum extent permitted by law, we are not liable for indirect, incidental or consequential damages, and our total liability for any claim is limited to the amounts you paid us in the twelve months before the claim arose.

9. Termination

You may stop using PropFlow at any time. We may suspend or terminate access for breach of these terms. Organizations may export their data before closing an account.

10. Changes to these terms

If we make material changes, we will update this page and revise the date above, and for significant changes provide additional notice in the product or by email. Continued use after changes take effect constitutes acceptance.
